Why People Love It Here
My family and I moved to Saint George in 2017 to get away from the snow and winter traffic in the Salt Lake Valley and to enjoy the red rocks and vistas of this amazing area. Years later, those are still the reasons we're glad we came.
Southern Utah has a lot going for it: mild winters compared with northern Utah, sunshine most of the year, and outdoor recreation close to home.
Outdoors
Snow Canyon State Park, Sand Hollow State Park, and miles of trails are close by, and Zion National Park is a short drive away.
Golf and recreation
The area is known for its golf courses, mountain biking, hiking, and water recreation.
Arts and community
Theater at Tuacahn, local events, and a college-town feel from Utah Tech University add to life here.
[Randy: add a personal favorite or two here, like a trail, a restaurant, or a family tradition. It makes the page sound like you.]
Where I Work
I help buyers and sellers across Washington and Iron Counties. Each community has its own feel, so tell me what matters to you and I'll point you to the right places to look.
Saint George
The hub of the region, with the widest range of homes, shopping, and services.
Washington
Next door to Saint George, with newer neighborhoods and growing amenities.
Santa Clara
A neighboring community close to Saint George, with a mix of established and newer homes.
Ivins
Close to Snow Canyon, known for red rock views and a quieter setting.
Hurricane
Closer to Zion and Sand Hollow, with a small-town feel.
Cedar City
In Iron County at a higher elevation, with cooler summers and more snow than Saint George.
[Randy: tweak these one-liners to match what you tell clients, or add other communities you serve.]
Buying a Vacation or Rental Home
A lot of people are interested in a home they can enjoy themselves and rent out when they're not using it. I help buyers find homes and condos that can work as nightly or long-term rentals. I don't manage rentals, but I can point you to local property managers if you need one.
The most important thing to know is that rules differ a great deal from place to place. Not every city, neighborhood, or HOA allows nightly rentals, weekly rentals, or rentals of any kind. Before you buy, it pays to check:
- City rules: whether short-term rentals are allowed in that zone, and whether permits or business licenses are required.
- HOA rules: the community's CC&Rs can limit or ban rentals even where the city allows them.
- Taxes and insurance: lodging taxes may apply, and a rental needs the right insurance coverage.
- Management: whether you'll manage guests yourself or hire a property manager.
Rules can change, so I help you confirm the current requirements for a specific property before you make an offer, not after you close.
Buying Near Campus
Do you have a student planning to attend Utah Tech University? Some families buy a home near campus that their student can live in and rent rooms to other students. I can help you find properties close to campus and understand what the local rental rules allow.
Moving to Southern Utah?
Relocating is a big decision, and I know it firsthand. I can help you learn the area, compare neighborhoods, and understand how the buying process works here, whether you're moving full time, buying a second home, or planning for retirement.
If you have friends or family thinking about the move, I'd be glad to talk with them too.
